Landlord may terminate a tenancy by giving notice to the tenant to end the tenancy if one or more of below applies:
- tenant does not pay the security deposit or pet damage deposit within 30 days of the date required to be paid under the tenancy agreement;
- tenant repeatedly late paying rent;
- unreasonable number of occupants in the rental unit
- tenant or a person permitted by the tenant significantly disturb other occupant of the residential property or the landlord, or seriously jeopardize the safety of other occupant or the landlord, or place the rental unit at significant risk;
- tenant or a person permitted by the tenant has engaged in illegal activity that cause damage to the rental unit;
- tenant or a person permitted by the tenant has caused extraordinary damage to the rental unit or the residential property;
- tenant refuses to repair damage to the rental unit or the residential property;
- tenant purports to assign the tenancy agreement or sublet the rental unit without first obtaining the landlord's written consent;
- tenant knowingly give false information about the rental unit to a prospective tenant or purchaser viewing the rental unit;
若租客作出下列任何行為,業主可以書面通知租客終止租約:
- 租客在30天內未支付租約中列明的按金或寵物破損按金;
- 租客重複地遲交租;
- 出租單位內有不合理的人數居住;
- 租客或租客批准的訪客嚴重騷擾業主或其他住客、或嚴重威脅業主或其他住客的安全、或危害業主的出租單位;
- 租客或租客批准的訪客的非法行為會破壞出租單位;
- 租客或租客批准的訪客不尋常破壞出租單位或物業;
- 租客拒絕對被破壞出租單位或物業作為出賠償;
- 租客在未先得業主的書面同意前有意將出租單位轉租或分租;
- 租客蓄意向出租單位的準租客或準買家虛報該單位的資料;
