Steps to Selling a Home in British Columbia  在卑詩省賣屋的步驟

Step 1. Prepare to Sell Your Home  搜集及整理好物業文件
Collecting and keeping your home’s related paperwork organized and available will make things easier and cut down any last-minute issues during closing a deal. Useful documents include recent property taxes, user manuals and warranties (water heater, HVAC system, home alarm system), home insurance certificates, condo documents (strata bylaws, reserve fund studies), current mortgage terms etc.

Step 2. Perform Pre-listing Home Inspection  進行售前自我驗屋檢查
Prior listing your home on the market, hire a home inspector to identify the problems  and to make necessary repairs before the problems are being discovered during potential buyer’s home inspection that may deter the buying decision.

Step 3. Select a Real Estate Agent  選擇地產經紀
You can look for a real estate agent through word-of-mouth referrals, searching online at REALTOR.ca, or agents who are currently selling homes in your neighbourhood. An ideal real estate agent must possess good sales track record and outstanding marketing skills. 

Step 4. Plan for a Marketing Strategy  訂立市場推廣策略
You and your real estate agent will work on issues like determining a selling price and deciding when to list your home. It is important that the selling price is realistic and close to market. This can be achieved by doing a comparative market analysis (CMA), a process that analyzes comparable sales in your area, and preparing an estimated value for your property.
As 85% of homebuyers shop online, hiring professional photography to stage your home is important. Professional pictures on the web increase first impression and are key in clinching prospective homebuyers' viewings.  

Step 5. Hold Open Houses and Showing Your Home  邀請準買家參觀
Once your property is listed on the market, show your home by holding open house. It is important to do good housekeeping, include clean off the counters, make all beds, check misplaced belongings underneath the beds, couches, and keep all laundry out of sight. 

Step 6. Receive Offers and Enter Negotiations  收準買家的出價及與對方進行磋商 
When receiving offer from the buyers, you can either accept, reject, or make counter offer to their offers. In case of receiving multiple offers, your real estate agent should inform you of the situation at once and discuss the options you have and the strategies you can take. Ensure that you are following proper procedures. 

Step 7. Accept Offer and Prepare for Possession  接受出價及準備交吉  
Once you have accepted an offer, your home is sold and it is time to start completing the possession process and getting yourself ready to move out of the property.
You will hire a lawyer or notary to go over all the legal documents, e.g. title transfer, closing costs, mortgage payout (if any). You will also contact your utilities providers to shut off your home's services (e.g. gas, electricity etc.), inform your family services (e.g. schools, banks, driver's license, family doctor etc.) of the change of your address, and hire a moving company.
 Remember that until on the possession day, you are still the homeowner responsible for maintaining the property, keeping the home clean, and your insurance coverage in place.
