大溫9月份樓市概況

據 大溫房地產局 REBGV 的9月份報告,大溫 HPI 的住宿房屋標準價格為 $1,186,100, 較去年9月上升 13.8%,但5,171的新掛牌供應較去年9月下跌19%。大溫整體房屋庫存仍不足應付目前的住屋需求,從而限制了人們購買樓房的選擇,和加劇了房價的上升壓力。
那麼,各類房屋的標準價和成交宗數在9月又表現如何?
1. 獨立屋 - 成交950宗,較去年9月的1,317宗減少28%,標準價 $1,828,200, 較上月升1.2%, 較去年9月升20.4%;
2. 城市屋 - 成交578宗,較去年9月的730宗減少21%,標準價 $963,800, 較上月升1.2%, 較去年9月升17.5%;
3. 公寓 - 成交1,621宗,較去年9月的1,596宗升1.6%,標準價 $738,600, 較上月升0.5%, 較去年9月升8.4%;
明顯各類房屋仍出現「量跌價升」。
有分析指:量跌可能是聯邦大選令部份用家持觀望。到底大選過後,在房屋政策己漸露端倪和美國聯署局近期吹「加息」風下,樓價會否出現下行的轉機? 抑或用家會襯加息來臨前趕搭「尾班車」入市,反而再次「谷」高樓價?
