大溫9月份房屋成交概況

各類成交房屋按價格排名比較 (見圖)。數字顯示 ,市埸對公寓和城市屋的合理價格是較清晣的,77% 的公寓買家願意付不多於 $90萬去買公寓;而50% 的城市屋買家普遍接受 $150萬或以下的城市屋為合理購買價。
然而,獨立屋的買家對獨立屋的價格相對地複雜:31%接受 $150萬以下、32%同意$200萬以下、22%認同$200萬以上。
究其原因乃獨立屋的「獨特性」,即沒有兩間獨立屋是相同的。目前在市場出售的獨立屋,質素較參差的「入門」叫價$130萬以下、樓齡高 (45年以上) 但保養得宜的叫價$170萬以上、樓齡較新的 (5年以下) 叫價$260萬以上。
正正是這「獨特性」和「物以旱為貴」,現時新建獨立屋的開售已達$300萬起標價,皆因發展商需付高昂的收購和建築費,單是麵粉成本巳超$200萬,試問麵包價可低得那裏去?要合乎成本效益,發展商唯有收地後向高發展,建築數十層高300多套房的公寓。正因如此,目前加拿大全國在建中的250萬住宅房屋中,公寓式佔70%。換言之,城市屋和獨立屋的供應越來越少且變得越來越稀旱。而消費者對房屋種類的選擇也變得越來越狹窄。
