大温房地產6月份的概況
雖然大温整體樓市較5月份持續放缓,包括「指標樓價」只微升0.2%,「新掛牌盤」下跌18%等, 但隨著本省疫情漸趨平穩,經濟及就業正慢慢復甦,加上在低息環境下,大温的樓市反重拾健康發展,例如:數個買家出高價爭盤、或無附帶條件下出價爭盤、或創新高價成交等的情况己減少,市場回復理性及有秩序地進行,有利樓市可持續地發展。
 
6月分供應下跌18%,現况仍屬賣家市場 (參看35%的「成交/掛牌比率」),意思是市場仍以賣家為主導,買家議價力仍處下風,供求不平衡的情況以城市屋 (49%的比率) 最甚,其次是公寓 (37%的比率)。計劃在近期入市做業主的朋友,對此要有心理準備。
