一連幾個帖分析了大溫4個華人聚居的城市在2月份的叫價和成交狀況,今天來一個概括吧!
(A), 賣家叫價比7個月前的 BC 估價全部「+」,說明賣家對樓市前景樂觀進取,尤其温東的3類房屋叫價都叫高雙位 % ;
(B), 成交價比叫價全部「+」,買家對叫價高於BC 估價不但不卻步,反而願意追價去承接,說明買家的需求很大。以獨立屋特別受買家追棒, 除列治文外,3區的獨立屋的成交價都高叫價雙位 %; 柏文的整體表稍遜,各區大部份買家只追價單位 % 接貨;
(C), 各區各類物業的成交價較7個月前的BC 估價在短短半年間升值14%至 31% ,其中溫東的各類物業都有21%以上增長、甚至31%;
整體 % 都是「+」,代表壓倒性的賣家市場(seller’s market) 。成因有二:一,市場的低庫存量,供不應求;二,市場供應的單一化,新建房屋九成是柏文,未能滿足不同用家的需求,令獨立屋和城市屋的失衡供應更趨白熱化, 造成這兩類物業的價格勢如破竹。
