2022年温哥華東住宅物業成交

BC 估價自1月公報後,到底近期業主的叫價和買家的承接力跟 BC估價(2021年7月)有什麼關係和啟示?今次繼續分析華人聚居的溫東 。

溫東獨立屋的業主十分進取,部分叫價較BC估價高20% 至 30%,都獲買家追價10% 至 20%承接。

城市屋的叫價較BC 估價高10% ,均獲買家追價10%承接。

柏文的叫價都高BC估價,不論以低叫價策略,買家追價10% 至15%承接;或以高叫價策略,買家都願意承接。

整體温東各類物業都受追捧,尤以獨立屋表現最搶鏡,皆因市場認同温哥華地段始終較大溫其他區的矜貴和值錢。
