BC 估價自1月公報後,到底近期業主的叫價和買家的承接力跟 BC估價(2021年7月)有什麼關係和啟示?
上次談過 Richmond 列治文和 Port Moody 滿地寶, 今次繼續分析華人聚居的本拿比北。
此區的獨立屋業主叫價較BC估價高單位 %,跟之前分析過的列治文及滿地寶有分別,估計此區業主是採「低價吸引 multiple offer」策略,仍成功獲買家加價承接。
城市屋的叫價較BC 估價高10% ,均全部獲買家追價承接。
柏文的叫價雖高BC估價,但部份業主要減價才能成交。
本拿比北的獨立屋和城市屋仍搶手,賣家市場seller's market 仍明顯;但柏文由於新建的供應量多,或許已對二手柏文的價格造成壓力,賣家的優勢稍放緩,值得大家注意。
