2022年滿地寶住宅物業成交

BC 估價自1月公佈後,到底近期業主的叫價和買家的承接力跟 BC估價(2021年7月)有什麼關係和啟示?
上次分析過列治文, 今次輪到大温樓市新貴 - Port Moody 滿地寶。
 
獨立屋 - 大部分業主叫價都很進取,平均叫價高 BC 估價約9%;而獲買家平均追高12%承接。
注意:越高價的獨立屋越受買家追捧。
 
城市屋 - 不論業主採什麼叫價䇿略,抵開也好、高開也好,買家一律照價再加20%至30%去承接,可見此區的城市屋何其搶手、勢不可擋!
 
柏文 - 撇除某些業主叫高 BC 估價 20%、30%、 40%, 大部分業主開價略高 BC 估價10%,算進取得克制;買家亦樂意加約10%承接 (平均高6%)。
 
總結:滿地寶的各類住宅物業一律受買家追價承接,此區樓市在2022年比預期強勁,旣有搶城市屋的情況,亦有柏文的價格高見90萬,甚至100萬,直迫城市屋的價位,都顛覆了過往 Port Moody 揾較平貨的概念。
