BC 估價自1月公佈後，到底列治文近期業主的叫價和買家的承接力跟 BC估價（2021年7月止）有什麼關係和啟示？
獨立屋的叫價高 BC估價約 8% (平均) 巳達市場消化頂點，否則減價買家才承接；城市屋和柏文的叫價就算高 BC估價約 11% 和 7% (平均), 買家仍追價承接。
由此可見，買家開始回歸較易負擔的城市屋市場, 令供應少的城市屋成今年的市場焦點、而乾性住屋需求仍令較易「上車」的柏文繼續受準買家追捧。
2022年會是列治文城市屋業主的出貨良機。準買家到底跟風去搶城市屋？抑或理性留意轉摧淡靜的獨立屋？跟可靠的地産經紀商量。
