2022年大溫樓市展望
BC Assessment 剛出爐, 不出大家所料 -「全升」, 並以獨立屋的升幅一枝獨秀。
 
2021年温哥華的樓市在供求失(求過於供)下,無條件下搶盤 (multiple offer, no subject blind bid)、買家有錢買不到心儀的房子的情況, 比2016及2020年的兩次升浪更熾熱、更兇猛。
 
未來1年, 加拿大全國將有25萬個建屋落成,但總理杜魯多的3年吸納120萬個家庭的移民政策,即平均每年40萬個, 新移民加上國內的住屋需求,25萬個這數目根本供不應求。研究指出,除非建屋供應增加一倍,估計2022年的標準房價將最少再升10% 至$138萬,獨立屋將升12%至$189萬、柏文將升8%至$77萬。這估計會否保守? 以大溫去年為例, 獨立屋平均升20%以上、柏文也升10%有多。
 
業界普遍希望樓市有朝重回健康的平衡市場軌道。
